About This Short
The iconic Cut Rate Box warehouses visible from MARTA — sitting at 1088 and 1100 Murphy Avenue since the early 1900s — are being converted into Oakland Exchange.
The development brings 126 loft apartments to the site, with 60% of units designated as affordable housing. Thirty percent of units will be permanently affordable for residents at 60 and 80 percent of Area Median Income — a meaningful commitment in a neighborhood that has faced decades of disinvestment and displacement pressure.
The project adds 16,000 square feet of commercial space while preserving both historic brick warehouses through federal historic tax credits and city funding. The public-private partnership between Atlanta BeltLine and Urban Realty Partners represents exactly the kind of development Southwest Atlanta needs — one that honors what was here while creating space for who lives here now.
Located across from Murphy Crossing with direct trail connectivity to the BeltLine Southside Trail, Oakland Exchange ties housing, history, and transit together in one project.
